Problem: The project in hand was to bring a very damp and wet outbuilding situated at the rear of the garden of the main house back to a habitable condition. For many years this building lay unused with several underlying defects and damp problems which contributed to the long term deterioration of the fabric of the building. Property Conservation Services carried out a full damp survey to all areas internally and externally from our visits from highly Qualified (CSRT,CSSW,CSDB) Surveyors working under the umbrella company, the Property Care Association (PCA) who set the best practice in the our property preservation industry.
Works completed: To begin any project at Property Conservation Services, equipment is set up for dust extraction and to protect floors where areas of work is to be carried out. This damp proofing project in Oxford required a water management system type C (please refer to our damp specialist blog). With ground levels within the outbuilding being lower than the ground level externally, this system can be used to drain any water entering via channels recessed into the existing floor leading to various sized pumps, which are tailored to the project in hand. Water that enters the sump is collected and discharged via drainage pipes. A Cavity membrane is fixed to the floors and walls, keeping the newly installed finishes free from damp. It’s at this stage we arranged the electrical sockets to the required areas. Battens and plaster board were fixed to the Cavity Membrane ready for plastering and decoration leaving only the newly laid chipboard flooring to create a brand new room habitable and usable. Various options are recommended such as the wireless alarm that keeps peace of mind alerting the client of any potential problems with the system or sudden water entering the pump and sumps.
