The stone cottage that had a condensation and mould problem. Treated with Iso-Therm.

Location: Wyck Rissington, Cheltenham

Type of property: Stone built house with solid floor construction

Services used:

  • Free damp survey
  • Dry lining – interior damp proofing
  • Plastering
  • Carpentry

Materials Used:

  • Floor protection sheets
  • Polythene sheeting
  • 3mm mesh membrane
  • Iso-Therm
  • Plasterboard
  • British Gypsum Plaster
  • Treated timber skirting boards

Problem:

As well as rising damp evident in other rooms within the property, which required treatment with damp proof membrane, our surveyor noted mould growth on the internal walls beneath a window in an area below the stairs. This is indicative of condensation.

Elevated moisture readings were recorded in this area to an average height of 1 meter above the floor level.

Works completed:

  • Floor protection and polythene sheets in areas where work is to be carried out
  • Remove the skirting boards and plaster from walls – if necessary to the height of the ceiling
  • Install 3 mm mesh-membrane to areas marked red on the support sketch
  • Install Iso-them floor to ceiling in areas marked green on the support sketch. Remove shelving and reinstate
  • Replaster using plasterboard or lightweight backing depending on wall depth
  • Replaster and reinstate newly treated skirting boards ready for decoration by others.

Further recommendations included:

  • Re-pointing external areas, and patch pointing is carried out as part of the general maintenance program of the property
  • CCTV survey to determine the condition of below-ground drains and identify defects in the drainage system
  • Inspection of foul and rainwater drains.

Iso-Therm is a product that raises the internal temperature of the wall surface, preventing the accumulation of condensation, which in turn prevents mould growth.
