Problem: The school suspected rising damp in the old music cottage. Whilst the property is in fair condition, there was evidence of defective rainwater goods and plant growth to the external walls. In places, the ground level was above the finished floor, ranging from equal height to 300mm above. Our damp surveyor could not find evidence of an existing damp proof course. Moisture meter readings revealed evidence of rising damp on the internal walls and there were hygroscopic salt deposits evident in the plaster and finish of the walls, identified by a salt band. Decay by wet rot was also noted to areas of skirting board.
Works completed: Removal of existing wall plaster to height of 1.2m Injection of chemical damp proof course, to all affected walls. Replastering with the addition of raglet wall/floor joint using salt resistant Natcem waterproofing to 500mm. Installation of new treated skirting board to match existing style. Removal of all debris and space left in pre-decorative condition.
