Old and damaged lime plaster on the pub's front gable

Problem:

Damage to the rendering to the front gable was noted. This had been exacerbated by the application of a waterproof decoration which allowed rainwater to become trapped behind the decoration resulting in water ingress to the fabric of the building.

 

This section of the property was of timber frame construction with the framing timbers being exposed to the elements with no form of decoration. The frame timbers would have been protected, when constructed, by lath and lime render.

 

Any decoration applied to the timbers should not be a waterproof sealant as the timbers need to breathe.

 

Where dampness has or can enter a building there is a possibility that Wet Rot or Dry Rot can occur in adjacent timbers.

 

We prepared a specification and estimate to protect the frame timbers and prevent penetrating damp to the gable.

Works completed: 

  1. Provision and installation of 20mm by 40mm pre-treated vertical softwood battens to the timber frame members
  2. Provision and installation of pre-treated timber laths – horizontally over the soft wood battens
  3. Application of lime plaster over the timber lath
  4. All end details filled with lime mortar.
