Problem: Our surveyor, Ian carried out the survey on The Old Bakery. Externally, the property was in dilapidated condition whilst awaiting restoration. Internally, Ian observed that the cellar was of exposed stone construction with an earth floor. There was no form of waterproofing. Entry to the cellar was via stone steps boarded over, with a hatch above. Inspection revealed evidence of water ingress at the walls junction with the earth floor. It was noted that the bearing ends of the central horizontal beam were affected by wet rot, and infestation by common furniture beetle (Anobium Punctatum). This structure had been supported via an upright timber post propped on the earth floor. The floor joists had been replaced with modern timbers set into damp masonry.
Works completed: In view of the findings from Ian’s survey, we designed a system of waterproofing which included a sump unit with ‘high level’ alarm which will sound if moisture reaches unacceptable levels, and Delta membrane to cover the floor and walls up to the ceiling. During the survey, Ian advised the client that replacement floor timbers for the room above was necessary, whilst taking care to isolate any new timbers from the damp masonry by use of metal hangers. Property Conservation Services is a full-service damp specialist, so once the waterproofing was installed, we moved on to attending floor timbers over the cellar which was floored with chipboard. We then applied plasterboard to all walls and finished with a coat of plaster. To ensure efficient and easy use of the sump control panel, we installed a 15amp double fused spur. The job was completed by refining the existing stone steps and attending to the window in the step area. The cellar was left as a fully plastered, clean and empty space which they could then decorate and use as they wish.
