Problem:

A previous tradesperson had installed a timber frame and plasterboard partition wall to create a private ensuite shower room in the roof of this mid-18th century stone construction dwelling. The wall had become affected by penetrating damp caused by a leak in the roof above.

The leak occurred at the second-floor gable end and created damp in the timber structures and plasterboard wall. Left unchecked, the timber could begin to show signs of wet rot within 10 days to a month.

Upon inspection it was determined that the slate tile roof was compromised, and the gutters were old and blocked by vegetation.

The 18-inch stone walls were in good condition.

Works completed: 

We called in a roofer to fix the compromised roof and recommended that the homeowner had the gutters inspected and cleaned by a professional.

Once the leak was fixed, we removed all the damp-affected materials and began reinstating the stud wall.

Delta MS500 membrane was used within the stud partition and 75mm insulated plasterboard completed the structure.

The wall was finished with two coats of plaster and a primer undercoat, leaving it prepared for the homeowner to decorate.
