Defective outdoor plumbing, surrounded by tall plants

Type of property: The property is a detached period house constructed in the late 18th century of chalk. There are later extensions constructed in the mid-20th century and 21st century.

Problem:

Whilst external observations found the property in a fair state of repair, we found defective external plumbing and damage to the windowsill resulting in penetrating damp to the fabric of the building. The client was advised to attend to this as soon as possible.

 

Testing of interior walls and surfaces carried out with an electronic Protimeter on ‘surface and search mode’ revealed evidence of rising damp.

 

This is due to a lack of an adequate damp proof course and penetrating damp from the defective external plumbing.

 

In addition, the internal walls had been plastered with a hard sand and cement render from floor to ceiling trapping moisture in the fabric of the building.

 

Removal of this plaster would cause excessive damage, so we recommended a suitable solution for rectifying the damp problem in a period property.

Works completed: 

In view of our findings and observations we recommended provision and installation of an air gap membrane finished with plasterboard. This will allow the fabric of the building to slowly breathe and provide a habitable dry surface.

 

The membrane works are guaranteed for ten years.

 

We laid dust sheets and floor protection to the areas of works and access routes before commencing the works.

 

We then removed the existing staircase and setting it aside before installing Delta 3mm mesh membrane to the walls to full ceiling height secured with watertight fixing plugs.

 

We then provided and installed plasterboard over the mesh membrane on adhesive dabs, which we finished with a set coat of plaster.

 

To ensure we left a safe and clean work space, we removed all debris, vacuumed and mopped.

 

The finished plaster was left for the clients to install skirting and decoration.
